Flashing & Chimney Leak Repair · Oklahoma

Flashing and chimney leak repair, sealed for good.

Chimneys, skylights, walls, and vents move differently than the roof around them, and the flashing that seals those joints works loose over time. We reset it across the Oklahoma City Metro.

What a repair usually runs

$300–$4,000
from a single pipe boot up to a full section
Typical local range. A real price needs a look at the roof, and that look is free.
What moves it
  • How far the water got (shingles only, or decking too)
  • Where it is: flashing, valley, chimney, skylight
  • Roof material and how many storeys
  • Whether it is leaking right now

Why a small leak never stays small

Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.

All The Way Up Construction repairs failed flashing at chimneys, skylights, walls, and vents across the Oklahoma City Metro. Flashing is the metal or rubber seal at every transition on a roof, and it is where most leaks actually start rather than in the middle of an open shingle field. We work in Moore, Norman, Oklahoma City, and the surrounding towns to reset or replace flashing before a small gap turns into a real leak.

Flashing & Chimney Leak Repair by All The Way Up Construction

Is the leak coming from around your chimney, skylight, or a wall where the roof meets siding?

Yes usually points to flashing rather than the shingles themselves. Chimneys and walls move separately from the roof deck, so the flashing sealing that joint works loose over years of expansion and contraction, and caulk-only patches only hold for a season or two. Skylights leak at the flashing kit around the curb or at the glazing seal, and older units often have both going at once. Vents and pipe boots crack at the rubber collar long before the surrounding shingles wear out. We inspect the specific joint, check the attic side underneath it, and reset or replace the flashing rather than just re-caulking the surface.

Warning signs to watch for

Staining on the attic ceiling near a chimney chase

This is a strong sign the flashing around the chimney has separated from the mortar joint. Caulk fixes do not last, and the real repair is step and counter-flashing set back into the joint.

Water stains below a skylight

Skylights leak at the flashing kit or at the seal between the glass and frame, often both once the unit ages. On older skylights, replacing the flashing kit along with the unit usually outlasts another resealing attempt.

A leak that traces to a single pipe or vent

The rubber boot around a plumbing vent dries out and cracks well before the shingles around it wear out. It is one of the most common single leak sources on any roof.

Rot in the wall or siding just above the roofline

Where a roof runs into a wall, missing kickout flashing sends water behind the siding instead of into the gutter. It is a quiet cause of hidden rot that shows up years after the flashing was installed wrong.

What is causing the problem

Loose or separated chimney counter-flashing

The metal set into the mortar joint pulls loose as the chimney and roof deck move independently over time. It needs to be reset into the joint, not just resealed on top.

A failed skylight flashing kit

The flashing kit around a skylight curb wears out well before the glass does, and on older units the glazing seal often fails at the same time.

A cracked pipe boot

The rubber collar is the softest part of the whole roof assembly and is usually the first thing to fail, sometimes years before a re-roof is due.

Missing or undersized kickout flashing at a wall

Without a kickout diverting water into the gutter, it runs behind the siding and rots the sheathing quietly. This one is often only found once the siding or stucco is pulled back.

What to expect during the visit

We start by inspecting the specific flashing line involved, whether that is a chimney, a skylight curb, a vent, or a wall transition, and we check the attic side underneath it for staining or rot. From there we reset or replace the flashing, add a cricket behind a wide chimney if water has been pooling against it, and reseal the joint. We water-test the repaired area before we leave to confirm it holds. This is the same process whether the job is in Moore, Norman, or anywhere else in the metro.

Related services you may need

If the flashing failure has already reached shingles nearby, those get repaired at the same time. If the roof around the flashing is aging out on its own, replacement may be the better long-term move.

The cost of waiting

Flashing gaps are small, so it is easy to put off. But water that gets behind a chimney or under a wall transition does not stop at the flashing, it works into the sheathing and framing behind it. What starts as a resealing job turns into a rot repair once the wood behind the flashing has been wet for a season or two. Catching it early keeps the fix at the flashing instead of the framing.

Why does caulk alone not fix a chimney leak?

Caulk only bridges the gap, it does not replace the flashing that is supposed to shed water in the first place. The chimney and the roof deck move independently, so caulk cracks again within a season or two while properly reset step and counter-flashing holds much longer.

Can a leaking skylight be fixed instead of replaced?

Sometimes, but older skylights often have both a worn flashing kit and a failed glazing seal at the same time, and replacing the unit along with the flashing kit tends to be the more lasting fix. We inspect both before recommending one or the other.

How do you find a flashing leak that is not obvious?

We inspect every flashing line and penetration on the roof, then check the attic side underneath the suspect areas for staining. If the source is still unclear, we water-test the specific joint to confirm exactly where it is getting in.

If you have a leak near a chimney, skylight, vent, or wall transition, call and we will get it inspected and reset. We work across the full Oklahoma City Metro.
