Why a small leak never stays small
Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.

A full replacement swaps in a new unit with a matched flashing kit, so the curb seal and the glazing seal are both fresh at once. Does your skylight leak every time it rains, even after you've had it resealed?
If caulk and sealant only buy a few months of dry ceilings, the flashing kit underneath has likely failed, not the surface seal you keep patching. Older skylights often leak at both the curb flashing and the seal between the glass and the frame, and caulking over a failed flashing kit just hides the symptom for a while. Once a unit is old enough that both seals are wearing out, replacing the whole skylight with a new flashing kit is usually the more lasting fix than resealing it again. We inspect the curb, the flashing kit, and the glazing seal to tell you which one is failing and what a replacement involves.
Signs it is time to replace
Leaks that return after resealing
If caulk only buys a few months of dry ceilings, the flashing kit underneath has likely pulled away from the decking. Resealing the surface doesn't fix a flashing kit that's already failed.
Cloudy or fogged glazing
Fogging between the panes means the seal on the glass unit itself has broken down. Once that happens the glass won't clear up on its own, and moisture keeps working its way in around the frame.
Cracked or brittle flashing
Flashing that's gone stiff, cracked, or pulled loose from years of sun and temperature swings no longer sheds water reliably. It's one of the clearest signs the unit has reached the end of its useful life.
Staining on the ceiling well below the skylight
Water runs along the decking before it drops, so a stain doesn't always sit directly under the skylight. Persistent staining even after minor repairs points to a seal problem that needs the unit replaced, not patched.

Flashing kit worn out at the curb
The metal flashing wrapping the skylight curb ages differently than the shingles around it and eventually stops shedding water. A fresh flashing kit installed with a new unit outlasts trying to patch the old one.
Failed seal at the glass
The seal between the glazing and the frame breaks down with age, letting in moisture even when the flashing is sound. Once that happens the glass unit itself needs to come out.
General age and sun exposure
Skylights installed many years ago have simply been through more freeze-thaw cycles and UV exposure than newer units. At a certain point, replacing it costs less trouble than repeated repairs.
Roof damage around the opening
Impact damage or wind can affect the shingles and decking right around a skylight, which changes how the new unit needs to be flashed in. We check this before quoting a straightforward swap.
What to expect during the visit
We start by inspecting the curb, the flashing kit, and the glazing seal to confirm which parts have failed and whether the surrounding decking is sound. We check the drywall or ceiling below for staining so you know where water has been getting in. From there we walk you through removing the old unit and flashing kit and installing the new skylight with fresh flashing sized and sealed to the opening. We clean up the work area and water-test the new install before we consider the job done.

The cost of waiting
A skylight that keeps leaking doesn't get better on its own. Water finds its way past a failing flashing kit or a broken glass seal a little more each time it rains, and the drywall, insulation, and framing around the opening start absorbing that moisture long before you see a new stain. What starts as a small drip can turn into soft decking or a bigger repair around the opening if it goes unaddressed through a few more seasons of weather.
How do I know if I need a new skylight or just a reseal?
If the leak keeps returning after sealant has been applied, the flashing kit or the glazing seal has likely failed and a reseal won't hold. We inspect both during the visit and tell you plainly whether a repair will hold or whether replacement is the better long-term fix.
How long does a skylight replacement take?
Most skylight replacements are a single-day job, since the removal, new flashing, and reinstall happen back to back. Larger units or roofs needing extra decking work around the opening can take a bit longer.
Will a new skylight leak in the same spot?
Not if the flashing kit and glazing seal are properly matched to the new unit and the opening. We size and seal the new flashing during install and water-test it before finishing the job, so the seams that failed on the old unit aren't repeated.
